These Terms & Conditions govern the provision of services by Suriya Haus, operating from 61 Soi Sukhumvit 39, Khlong Tan Nuea, Watthana, Bangkok 10110, Thailand ("Suriya Haus", "we", "us"). By engaging our services or using this website, you accept these terms. Please read them carefully before proceeding.
1. Nature of Our Services
Suriya Haus provides concierge, information, and operational support services for individuals seeking luxury residential accommodation in Thailand. Our services are designed to assist with the practical aspects of finding and settling into a residence — they are not professional legal, financial, or investment advisory services.
Where we offer to introduce you to independent professionals such as lawyers or relocation specialists, those introductions are made as a convenience. Suriya Haus is not responsible for the advice, conduct, or conclusions of any third-party professional. You should satisfy yourself as to the suitability and credentials of any professional before engaging them.
Nothing in our communications, shortlists, property notes, or document walkthroughs constitutes legal advice, financial guidance, or a representation about the investment value of any property.
2. Services Offered
We currently offer the following service categories:
Address Curation Session — ฿4,300
A considered consultation to understand your priorities, followed by a curated shortlist of properties across Bangkok and, on request, Phuket and Pattaya. This service is informational and does not constitute a recommendation to rent or acquire any specific property.
Lifestyle & Concierge Management — ฿18,400
End-to-end arrival support covering viewing logistics, transfers, household setup, and a dedicated personal manager for everyday requests. This service is operational in nature and does not include property management, estate agency, or tenancy advisory functions.
Tenancy Support & Document Walkthrough — ฿27,500
We coordinate the tenancy process from offer through signing and renewal and walk you through agreement terms so they are clear. For formal legal review we introduce independent professionals; we coordinate rather than advise on legal matters.
Service scope, deliverables, and any specific requirements will be confirmed in writing prior to commencement. We reserve the right to decline or discontinue a service engagement where we reasonably consider it appropriate to do so.
3. Fees and Payment
All fees are quoted and charged in Thai Baht (฿) and are inclusive of applicable VAT unless otherwise stated. Quoted fees are for the service as described. Any additional scope agreed after engagement commences may be subject to separate pricing, which will be communicated and confirmed with you in advance.
Payment terms and accepted methods will be set out in your service confirmation. Services are typically initiated upon receipt of the agreed fee or deposit, as stated in your confirmation.
Fees paid for completed or initiated services are non-refundable unless we are in breach of these terms or have failed to deliver the agreed scope without good reason. Any refund entitlement will be assessed on a case-by-case basis and communicated in writing.
4. Client Responsibilities
To allow us to provide our services effectively, you agree to:
- Provide accurate, complete, and up-to-date information regarding your requirements, preferences, and personal circumstances as relevant to the service.
- Inform us promptly of any change in your circumstances that may affect the service.
- Make and keep any necessary appointments, viewings, or communications arranged on your behalf in a timely manner.
- Engage independently with any legal, financial, or other professional matters that fall outside our service scope, taking your own qualified advice before executing any tenancy agreement or making commitments.
- Use our service outputs — including property shortlists, notes, and document summaries — for personal reference only and not for redistribution or commercial purposes.
5. Limitation of Liability
Suriya Haus makes reasonable efforts to ensure that all information provided in the course of our services is accurate and well-sourced at the time of delivery. However, we cannot warrant the completeness or ongoing accuracy of third-party information, including property listings, ownership records, or neighbourhood data.
To the fullest extent permitted by applicable law, Suriya Haus shall not be liable for:
- Any loss arising from decisions made on the basis of information we provide, including decisions to rent, view, or decline a property.
- Any loss arising from the conduct, advice, or omissions of independent professionals to whom we have made an introduction.
- Any indirect, consequential, or special loss, including loss of opportunity, howsoever arising.
- Delays or failures caused by circumstances outside our reasonable control.
Where liability cannot be excluded by law, our total liability to you in connection with any service engagement shall not exceed the fee paid for that engagement.
6. Intellectual Property
All content on this website — including text, images, design elements, and service materials — is the intellectual property of Suriya Haus unless otherwise indicated. You may not reproduce, distribute, or create derivative works from this content without our prior written consent.
Materials delivered as part of your service engagement (shortlists, notes, summaries) are provided for your personal, non-commercial use only.
7. Confidentiality
We treat all client information with discretion. Where you share sensitive information with us in the course of a service engagement, we will use it solely for the purposes of that engagement and will not disclose it to third parties except where: you have instructed us to do so (e.g. to facilitate a professional introduction); we are required by law; or it falls within our standard data processing arrangements as described in our Privacy Policy.
We ask that clients treat any proprietary service methodology, contacts, or materials shared by Suriya Haus with similar discretion.
8. Cancellation and Termination
Either party may terminate a service engagement by giving reasonable written notice. Where a service has commenced, any work completed up to the point of termination is chargeable. We will communicate any outstanding balance clearly and in writing.
We may suspend or terminate an engagement immediately and without refund where a client provides materially false information, behaves in a manner we consider unreasonable or abusive, or requests that we act in a manner inconsistent with applicable law or these terms.
9. Website Use
This website is provided for informational purposes. While we take reasonable steps to keep information current, we do not warrant that all content is free from errors or omissions. We reserve the right to update or remove content at any time without notice.
Links to third-party websites are provided as a convenience. Suriya Haus is not responsible for the content, accuracy, or practices of any linked site.
10. Governing Law and Disputes
These terms are governed by and construed in accordance with the laws of Thailand. Any disputes arising in connection with these terms or our services shall be subject to the exclusive jurisdiction of the courts of Thailand.
Where a dispute arises, we ask that you contact us in the first instance to seek an informal resolution. We will always endeavour to respond promptly and in good faith.

We may update these Terms & Conditions from time to time. The current version is always available on this page, identified by the "Last Updated" date above. Continued use of our website or services following any update constitutes acceptance of the revised terms. For active service engagements, any material changes that affect you will be communicated directly.
