Our Story

How Suriya Haus came to be

Suriya Haus began with a frustration familiar to anyone who has tried to rent a home in Bangkok from abroad: too many agents, too many listings with incomplete information, and very little honest conversation about what a property is actually like to live in.

Our founder, having spent several years navigating the Bangkok rental market on behalf of international clients, established Suriya Haus in 2014 as a response to that gap. The intention was straightforward — offer a service that puts the client's interests first, provides clear information before viewings, and handles the logistical and administrative side with care.

Over the years, the team has grown steadily. We've worked with private clients relocating from Europe, North America, and across Asia, with corporate expats arriving on assignment, and with investors who want a quiet, well-managed presence on the ground. Each engagement has shaped how we operate.

Today, Suriya Haus covers Sukhumvit, Sathorn, and Silom as our core areas, with established contacts across Phuket and Pattaya for clients whose requirements extend beyond Bangkok. We remain independent — not tied to any developer, agency, or building — and that independence continues to define the quality of our recommendations.

Expertise & Context

What we know about Bangkok's luxury rental market

Bangkok's luxury residential rental market spans a wide range of building types, neighbourhood characters, and landlord arrangements. Sukhumvit — particularly the stretch from Soi 31 to Soi 63 — remains the most diverse, with both high-specification condominiums and larger apartment buildings sitting alongside one another. Sathorn and Silom offer a quieter pace with strong transport links and proximity to the central business district. Each area has its own pricing rhythm and availability patterns.

The difference between a well-managed building and a poorly managed one is not always visible from a listing photograph or a viewing. Suriya Haus has built up a working knowledge of buildings across these neighbourhoods — maintenance responsiveness, building management quality, common area upkeep, and the general experience of residents — that shapes which properties we include in a shortlist and which we do not recommend regardless of how attractive the space appears on first inspection.

For clients arriving from abroad, or those managing the process from a distance, that knowledge matters. It means that a curated shortlist from Suriya Haus reflects considered editorial judgement, not simply what is available at a given price point. Our aim is to narrow down the field to homes that are genuinely well-suited to your circumstances — and to make the practical process of viewing, agreeing terms, and settling in as straightforward as possible.
